Resident FAQs
Answers to your frequently asked questions
-
Can you hold a place before I apply?
We’re not able to hold properties before an application is approved. Once an application is approved, we’ll hold the property for up to 24 hours to allow time to pay the deposit. Leases are offered on a 'first come, first served basis'—the first fully approved application with all required documents and payment will be offered the lease. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Nope—only the deposit is due at that stage. All other "move-in funds" (which include the first month’s rent and any recurring charges) are due 3 business days before your lease start date. Once your application is approved, we’ll give you a full breakdown of all charges so you’ll know exactly what to expect—before you pay a deposit or sign a lease. -
How old do you have to be to apply?
All residents over the age of 18 are required to apply. -
Is the deposit refundable?
All application deposits are fully refundable until the lease is signed.
At the end of your lease, our goal is to return every security deposit in full after move-out, so we supply clear move-out instructions and helpful resources to make that easy for you! -
Who needs a cosigner?
There are occasions where a consignor may be needed. During the application process, we will let you know if one is required. -
You have a property I want to rent. How do I apply?
Please make sure to tour the property first. We will not approve an application that has not been viewed by the applicant or the applicant’s representative.- Ensure that you have all the required documents handy (see application requirements)

First, let us know. The majority of our properties welcome pets, but unfortunately some properties do not. Once we know that your property accepts pets, there is a short application and applicable fees complete the process. -

Simply let us know during the renewal notice period, usually at least 60 days prior to the expiration of the lease. We will provide you with everything you need to have a successful move out. -
